| New Honors Dorm |

The 2009 School Year welcomed 350 new residents in Sunnyside. The WVU Honors Hall is open and operating. This commitment by West Virginia University goes a long way in improving the Sunnyside Neighborhood. This dorm is located adjacent to Summit Hall and close to the Downtown campus.
The new 91,600 square foot, 362 bed dorm houses WVU's Honors College. The facilitiy includes five floors, each with study and TV lounges; suites (two beds per room; two rooms connected by a shared bathroom make up a suite); apartments for a resident faculty leader and a residence hall coordinator and a courtyard. Ammenities include a large state-of-the-art multimedia room, complete with a screen and projector, where seminars and social events can be held; a laundry facility; Internet access; and office space.

| Mountaineer Place |

Mountaineer Place is an exciting new addition to Sunnyside and is being developed by S.C. Bodner Co. of Indianapolis, Indiana. The project is located at the corner of University and Stewart Street. Mountaineer Place has approximately 60 beds and is one of the closest apartment developments to the WVU Downtown campus. Sunnyside Up is working with the City of Morgantown to improve the plaza area in front of Mountaineer Place.

| Moser Development on Beechurst |

A new apartment and retail development came on line in 2009 on Beechurst Avenue and was developed by Moser Investments, LLC of Morgantown. This 4 Story complex has 53 Units with 86 Bedrooms. It also has approximately 3,480 square feet of retail space.

A project that is changing the skyline of Sunnyside is the Metro Property Management project at the intersection of University Avenue and Overhill Street. This Multi-Family development consists of 36 2-Bedroom units. It is one of the nicest new additions in the Sunnyside neighborhood.

| Bjorkman Project at 6th and Grant Ave. |
|
One of the most dramatic changes on Grant Avenue was the demolition and construction of 12 new units. Local developer Bill Bjorkman demolished a sub-standard building and built a Multi-Family development consisting of 12 2-Bedroom units. Just another example of how new construction can have a significant impact on the neighborhood.
